The Wallington family use OM&M Conveyancing solicitors to move into their dream home

Mr and Mrs Wallington felt mixed emotions after finding their dream family home online. They had moved home three times in the past 6 years and experienced a whole host of issues that can arise during buying and selling property. Could they up-root their family once more and face another move?

Moving house; a process involving an array of people and processes, can cause a lot of stress and anxiety for anyone. Problems can arise from searches, delays can seem a lifetime, and buyers can pull out at any time, causing the chain to collapse.

Mr and Mrs Wallington, from Hertfordshire, were no strangers to moving. Just a few years previous they had returned to their village of Bassingbourn, after a stint living in Bedfordshire- where they made the decision to return home. The two moves proved to be costly decisions, on top of the enormous stresses caused by their slow and unresponsive Conveyancing solicitors.

Decisions, decisions

So, when they spotted their dream and ‘final’ family home online, they understandably questioned whether they wanted to experience the journey of moving so soon again. Their current 3 bedroomed semi-detached house was not their ‘forever home’. It was simply the only property available when they had decided to move back to Bassingbourn.

Now, Mrs Wallington was working more from home and their two growing daughters were running out of space in their tiny bedrooms, surely this could be their chance of settling into a much larger home, they thought. Not only did the house on the market have five bedrooms including an office, it was also detached, with outbuildings, and located in a semi-rural location.

The couple made the decision to go for it and set about preparing their property for the market.

Thankfully, it wasn’t long at all before they had found a buyer (someone in fact known to the couple), and, in turn, they were then able to place an offer on the new house.

The offer was accepted- the lady was delighted at the opportunity to allow a young family to move into her home of 35 years, and so the search for a Conveyancing solicitor began.

It was during lunch with a friend that Mrs Wallington first heard about Osborne Morris & Morgan solicitors. Her friend had said she had a ‘smooth’ experience with them, during her own recent house move, so much so that she urged Mrs Wallington to get in contact with them for a quote.

After a friendly conversation with a member of the team at Osborne Morris & Morgan and received the quotation quickly via email, Mrs Wallington decided to instruct OM&M to act as their solicitor for both the sale and purchase of the property.

Within just a few days, Mr and Mrs Wallington knew that they had made the right decision in choosing Osborne Morris & Morgan solicitors for their Conveyancing. Within just a couple of days, they had received the property information pack to complete and then return to OM&M. Next were the results from searches, which they received through the post, very quickly and in streams- enabling them to forward any queries to the vendor of the new property, in fast time.

After just weeks, Mr & Mrs Wallington were already in a position to exchange.

On the other side, though, Mrs Wallington had been in communication with her buyer, who had said she hadn’t heard from her solicitor, at all!

A number of ‘Case Managers’ seemed to be involved with her file, making it difficult for her to get the answers that she was looking for.

The buyer chased her solicitor’s firm and another week passed without receiving any of her paperwork. Tensions increased and after many phone calls, and another few days, the buyer finally received the paperwork she needed. The delay in receiving her paperwork, including their searches on Mr & Mrs Wallington’s home, meant delays in forwarding her enquiries that she had.

All in all, what should have been a straight forward process lasting just weeks, actually lasted 6 months. Mrs Wallington says this was not helped by the ‘significant lack in communication and responsiveness of the buyer’s solicitor’.

Happy ever after

Completion day finally arrived and the Wallington family were delighted to move into their new home- where they hope to stay for quite some time!

Mr and Mrs Wallington said:
